Judson and I have made an offer on a house!

It was just listed Thursday, and we viewed it Friday and decided right away we wanted it. No hemming or hawing. It's a great deal for the area. The house was bought by flippers earlier this year who started remodeling it but didn't finish before the bank foreclosed. The foreclosure company is selling it now. Other similar houses in this area are selling for 30k more. The subdivision is called Timbercrest, and has an incredibly convenient location, close to Bearden. It's 3 miles closer to work than where we live now, easy to get to the interstate and to conveniences.

The house is very large. It has 4 bedrooms, though the listing says 3, and there really are 3 full baths. Looking at the house from the front, the 2 car garage is on the bottom left level. The laundry is in the garage, which is a downer. Downstairs also contains a rec room with a wood burning stove, a full bath, a bedroom with a closet that takes up the whole wall, and a foyer area with cabinet and sink and space for a small fridge. The stairs going upstairs are open, not scary or low. There's a white banister that separates the stairs from the front door. If you stand at the stairs, on the left (over the garage) is the eat-in kitchen at the front and at the back is a combined living room and formal dining space. This section has a cathedral ceiling with triangle windows. The wall between the kitchen and living room is partial, so it feels very open. To your right would be the hallway to the 3 upstairs bedrooms. The master has 3 windows in it. Every bathroom has a window. My study has 2 windows.

If you look at the pictures, you'll notice something quite odd: there's nothing in the kitchen. The flippers took out the current cabinets and put them in the garage downstairs. They're still on the property and our offer stipulates that they are to be included in the sale. They just aren't installed anymore. It's pretty clear that they meant to put in new cabinets. Judson and I plan for now to replace the current cabinets and see how they look before deciding to what extent to remodel. We'll have to buy a new fridge and dishwasher, and most likely a new range. There is an electric range in the basement, but, well, it's green. So you know how old it has to be: they don't make that color anymore. I would like to get a flattop glass range instead. Judson and I priced them tonight at Best Buy and it's not bad.

I think Judson is interested in staying in our current house while we do the initial changes to our new abode, and I think that's wise. We'd like to repaint the inside our own colors, and we need to get the kitchen settled before we move in. At most we should have a month of double payments, both a mortgage and rent. That's not too bad.

We may not know for a while if they accept our offer. This foreclosure company is notoriously slow. We may be on tenterhooks for a spell.
